Tenancy fees and permitted charges

A clear summary of charges that may apply during a tenancy, including amendments, late rent, keys, cleaning, energy overuse, early termination, and payment-related costs.

Tenancy variations and amendments

Fee: £50
Description: Applies when a tenant requests any change within an existing tenancy.

Late rent and default fees

Interest on late rent: 3% above the Bank of England base rate if rent is more than 14 days overdue.

Holding deposit and conditions

Non-refundable: Holding deposit.
Conditions for refund: Refunded only if the landlord or AW declines the offer. Not refunded if false information is provided, right to rent checks fail, the tenant withdraws, or the tenancy is not signed within 14 days or 48 hours before move-in, whichever is earlier.

Additional occupancy and overuse fees

Exceeding maximum occupancy: £10 per day.
Compensation: Extra compensation required for overuse, payable to other sharers.

Key replacement and recovery costs

Generic key: £25
Special key: £35 or higher, depending on key costs
Fob key: £50
Key recovery at non-agreed location: £50

Cleaning and maintenance fees

Cleaning fee: Minimum of £35, applicable if the property is excessively dirty or in unhealthy condition.

Energy overuse and related charges

Late payment fee for energy overuse: £5 per day after notification.

Early termination fees

With AW support: 12% of the remaining rent.
Without AW support: £190, covering reletting costs including advertising, referencing, and other marketing costs.

Miscellaneous payment fees

Cash deposit payment fee: +1.5%
International transfer: Occupier is responsible for any charges incurred.
